10 Tips to Sell Your Home

Spring is just around the corner and the real estate market, along with the temperature outside, is starting to heat up.If you are planning on selling your home in the near future, we’re going to give you our top 10 tips on how to lure in more buyers and to getting it done quickly for the highest dollar amount.

1. Hire a Pro!  This is the most important step. A top Realtor knows the market and can assess your home’s value and get it priced right to bring in multiple offers, which will drive the price up even more!

2. Price it right from the start. Sellers often want to price their home as high as possible, which usually leads to a quick price reduction. This strategy most often leads to a slower sale and adds to the “days on market”. By hiring a full time real estate professional you can guarantee your home will be priced right to bring in multiple offers resulting in getting the most money for your home.

3. Enhance your home’s curb appeal. This could mean adding a fresh coat of paint to the front door or the exterior of the home, planting flowers, or even adding new sod. The outside of your home will be what a potential buyer sees first so you want to make sure you leave a lasting impression.

4. Update the interior and exterior. There are quite a few cheap and easy ways to do this. The easiest would be updating old light fixtures or adding a fresh coat of paint.

5. Clean and declutter your home. The fewer things you have in the home the larger it will appear. Remove any excess furniture, side tables, and family photos. You want the buyer to be able to envision what the home would look like will all their furniture and decorations in the home and taking these few small steps can help them do that!

6. Stage your home. Homes that are professionally staged sell faster and for more money than homes that are not. Arrange the furniture in a way that promotes a good flow and makes the home appear larger when potential buyers are walking through.

7. Make the property easy to show. This means being flexible about when you allow potential buyers to come look at your home! The more flexible you are, the more potential buyers will be able to see your home. Be prepared for early morning, late evening and even weekend showings.

8. Remove your pets. It is better that potential buyers do not know about the animals you may have so its important to remove your pets and any pet-related items such as a food dish or litter box, etc.

9. Make sure your home will be listed on all major online portals. It’s important to give your home as much exposure as possible. This means posting your home on the MLS, KSL, Craigslist, Zillow, Realtor.com and hundreds of other real estate websites. This is part of the service you will get when you hire a real estate professional.

10. Make sure the listing has good, professional photos. A buyer is going to, first, see your home online and the type of photos a listing has will determine if the buyer wants to see your home or not. This will be your chance to show off all the qualities of your home with good professional photos.
