1. Why do I need to talk to a lender before starting to look for homes?

Talking to our preferred lender will help you determine what you can afford. If you are a first-time homebuyer, there are also zero down programs our lender knows about that could be applicable to your personal situation. There are also additional costs associated with purchasing a home such as mortgage loan costs, appraisal, etc that our lender can help you understand everything that is included in the financial decision you are making.

2. Why should I use Real Estate agent to help me buy a home? Can’t I just work directly with the seller's agent?

In an ultra competitive real estate landscape, having a high octane real estate professional who has seen it all and knows…

Spring is just around the corner and the real estate market, along with the temperature outside, is starting to heat up.If you are planning on selling your home in the near future, we’re going to give you our top 10 tips on how to lure in more buyers and to getting it done quickly for the highest dollar amount.

1. Hire a Pro!  This is the most important step. A top Realtor knows the market and can assess your home’s value and get it priced right to bring in multiple offers, which will drive the price up even more!

2. Price it right from the start. Sellers often want to price their home as high as possible, which usually leads to a quick price reduction. This strategy most often leads to a slower sale and adds to the “days on market”. By hiring a…

  • Examine all doors and windows for leaking are and seal leaks as needed. This will keep your home warmer and can significantly reduce your gas bill this winter

People are always asking me when the real estate bubble is going to burst. Every week it seems like there are new announcements of big companies expanding, or relocating to the area. Whether it's Amazon's $200 million facility and 1500 new jobs, or this latest announcement that Adobe is doubling their Lehi facility with 1300 new jobs.

Adobe Lehi, Utah

If you're waiting for the market to "come down" before buying a house, you're missing the boat. Increasing values are the new norm and I really don't see a repeat of 2008-2011. The summer selling season is still in full swing. Buyers are out and about and ready to write offers. The low end of the market ($250k and below) is still on fire. Average days on market in Utah for a home below $250k is in the teens. Homes are selling very well.

The mid price ranges ($250k-$500k) are also performing well with an average days on market of 21 days.  The upper price ranges above $500k are still selling as well, but sellers just need to get more competitive on their asking prices in this range.

Our team closed on three sold listings sin the past 7 days. All had mutiple offers and sold for above asking price.

One of them was this Lehi home that had five offers in the first week.  It sold for several thousands of dollars above asking…

Is Now A Good Time To Buy A Home? The truth is, this is the wrong question to ask.... I think the better question is, does it make sense for me, in my current situation, to buy a home?

We believe that regardless of season or market trends determining a good time to buy can vary based on a variety of factors.

Do You Have The Money?

Buyers need to know if they comfortably pay for a mortgage, homeowners insurance, homeowners association fees, and taxes. We recommend that you contact a loan officer to get a preapproved for a Mortgage. They can lay out your options and help you determine what you can comfortably afford. Many professionals recommend that housing costs never exceed more than 28% of gross income and your total debt should be less than…
